functions of co-creation and
co-existence at
conventional and emergency times

Fukuda and Partners Co., Ltd. , as the business owner, developed a co-creation and co-existence office building at Sendai Nagamachi area with SDGs as a main theme.
Sendai Nagamachi Future Co-Creation Center is a sustainable facility that continues to light at all times and to illuminate the local community and the earth.

Based on the concept of a reversible building that changes functions in conventional and emergency times,
“Co-Creation” in conventional times : a facility that educates people and generates innovation among companies
“Co-Existence” in case of an emergency : a community-based disaster prevention facility that protects people
This is a facility neighboring to the local community and homeland with functions that are useful in both conventional and emergency times.
We aim to continue contributing to the realization of a sustainable society (SDGs) through the perpetual co-creation (creation of new value) of industries, government, and academia, which include not only tenant companies but also local companies.

1. Development story

Facility development that began with “sentiments” for people who experienced of Great East Japan Earthquake

In the wake of the Great East Japan Earthquake, Fukuda and Partners worked to restore 72 distribution centers and facilities.

After clearing up the broken shelves and products, cleaning the floors of the distribution center covered with mud, searching for power generators, electric wires, and distribution boards, and operating the food distribution center, tears came out when rice balls and bread were displayed at the convenience store.

Logistics facilities are a social function that delivers daily necessities and foods to local people, and we have made a strong commitment to becoming part of a lifeline in the event of a disaster.

We developed this facility at Sendai Nagamachi, in hopes to create a place for the future with people and companies in conventional times, and to create a disaster prevention facility closely linked to the local community to protect the lives of people in case of emergencies.

In addition, we introduced solar energy and V2X systems, and leveraged renewable energy to create a sustainable facility that continues to illuminate areas where electricity cannot be extinguished. We hope that F&P’s innovative facility development, which begins with “sentiments,” will create new value from “co-creation” and “co-existence” and lead from Sendai to the world.

3. Initiatives

Business Continuity Plan

ー F&P’s business continuity and BCP of tenant companies

  • In the event of a disaster in the Tokyo metropolitan area, members of the corporate executives will relocate to Sendai. In the event of a disaster in Sendai, employees of the Eastern Japan Operations Department will evacuate to the facility. Food storage for 200 employees for three days are stacked, using the transportation function of the Maruwa Unyu Kikan, who is occupied as tenants, to secure delivery methods in the event of a disaster
  • Due to the emergency power generator operating continuously for 72 hours, PV(solar photovoltaic power) and V2X system, the electricity will supply to the facility without power outage.
  • Facility is also monitored and controlled by Tokyo Head Office and Eastern Japan Operations Department remotely.
  • Pool the water equivalent to 3 days’ supply for toilet in water tank in case of water outage

Contributing to SDGs

ー Facility with uninterrupted electricity by utilizing renewable energy

  • The rooftop solar power generator system covers about 25% of the power used by the facility, and the waste lithium-ion batteries from the Nissan LEAF (EV) are recycled and used in storage batteries. Enables to reduce environmental impact.
  • Manage by inverter to give priority to the use of electricity generated by PV(solar photovoltaic power) when electric vehicles are recharged.
  • Introducing clean-energy with Zero CO2 to the facility and contributing to reducing CO2 emissions by tenants
  • Solar streetlights are installed at three locations within the facility, and mobile phones can also be charged during power outages.
  • Use of circular design furniture made from recycled fiber made from plastic bottles

Facilities to Protect the Local Community

ー Function as a temporary accommodation for people who are unable to return home after disasters

  • Enhancing disaster-prevention capacity
  • Concluded a four-party agreement with Sendai City, Tohoku University International Research Institute of Disaster Science (IRIDeS), and Maruwa Unyu Kikan for the promotion of corporate disaster prevention.
  • The AZ-COM BCP Gallery is converted to those who are unable to return home from Nagamachi Station as a temporary accommodation.
  • Providing of employee stockpile free of charge to evacuees
  • In case of flooding, important equipment related to the lifeline is placed on the equipment stand by 2m from ground, and the power panel, disaster prevention plate, and outlet in the building are raised by 1m.
  • Pool 5000 liters of heavy fuel oil in underground tanks

  • Sendai City: “Hometown loan” utilization project (project leading to regional development)
  • Sendai City: Business to Utilize the “Subsidy System for Introduction of Renewable Energy, etc. for Private Disaster Prevention Base Facilities”
  • Sendai City: Conclude “Agreement to support people with difficulty returning home at the time of disaster”
  • Four-Party Agreement concluded with Sendai City + International Institute of Disaster Science, Tohoku University + Maruwa Unyu Kikan Co., Ltd.
  • Elected in “Vibrant HABATAKU Small and Medium Enterprises 300 Company” by Ministry of Economy, Trade, and Industry SME Agency
