Yamato Transport’s logistics facility, “Prologis Park Koriyama 1,” has started construction in Fukushima Koriyama LL Town, adjacent to Koriyama Chuo SIC.

Fukuda and Partners Co., Ltd. (Head Office: Chuo-ku, Tokyo; President and CEO: Tetsuya Fukuda, hereafter, “F&P”) announced that Prologis (Head Office: Marunouchi, Chiyoda-ku, Tokyo; Japan Chairman and CEO: Miki Yamada, hereafter, “Prologis”), a leading global company in owning, operating, and developing logistics real estate, was launched at Fukushima Koriyama LL Town, which is jointly developed in Koriyama City, Fukushima Prefecture.

“Prologis Park Koriyama 1” is being developed as a BTS-type logistics facility by Yamato Transport Co., Ltd. (Head Office: Chuo-ku, Tokyo; President: Seiichi Awa; hereinafter “Yamato Transport”) and is scheduled for completion in October 2026.

Based on our experience in supporting the restoration of 72 facilities damaged by the Great East Japan Earthquake, we have established a purpose to “create a prosperous and secure future by building life infrastructure that supports people’s lives.” With this purpose in mind, we have planned the “Fukushima Koriyama LL Town Project” on a site adjacent to Koriyama Central SIC.
This project aims not only to attract companies that support Japan’s logistics industry by establishing a logistics hub but also to contribute to regional employment creation and serve as a regional disaster resilience hub. Furthermore, as the project management leader, we aim to contribute to the nation’s resilience by connecting regions and companies through the “function of delivering goods” and working to achieve consensus.

■ Logistics hub park “Fukushima Koriyama LL Town” (*1)
Fukushima Koriyama LL Town is an advanced logistics facility hub jointly developed by our group company Fukushima Koriyama LL Town Co., Ltd. and Prologis.
On a site of approximately 138,000 m², Prologis is developing multiple BTS multi-tenant logistics facilities, and Fukushima Koriyama LL Town Co., Ltd. is developing the logistics facility “Fukushima Koriyama LL Town” together with a disaster-resistant reversible building, the “Fukushima Koriyama Future Co-Creation Center,” which will serve different functions in normal and disaster situations.

■ Development site: adjacent to “Koriyama Chuo SIC” with excellent access to the Tohoku and Tokyo metropolitan areas
The development site is adjacent to the Tohoku Expressway’s “Koriyama Central SIC” interchange, offering excellent access to the Tokyo metropolitan area in approximately 3 hours, Sendai City to the north in about 1 hour, Iwaki City to the east in about 1 hour, and Niigata City to the west in approximately 2 hours, making it an ideal location for a wide-area logistics hub. The Ban-Etsu Expressway connects the east and west, and in the event of a disaster, alternative routes such as the Joban Expressway, Tohoku Expressway, Kan-Etsu Expressway, and Joshin Expressway are accessible. Additionally, access to Kansai and Kyushu is possible using Fukushima Airport from the Iwaki area. Furthermore, the site is conveniently located approximately 20 minutes (about 7 km) by car from the center of Koriyama City, creating an environment conducive to securing employment.

■ Fukushima Koriyama Future Co-Creation Center
This facility is the second building in our “Future Co-Creation Center” series, which is based on the concept of a reversible building that functions differently in normal times and emergencies. It will serve as an evacuation center that illuminates the area during disasters using a tertiary backup power system that utilizes renewable energy.
As one of its backup power systems, the company has implemented the V2X system provided by Enagia Inc. (Headquarters: Koriyama City, Fukushima Prefecture; President: Nobuhiro Shiraishi). Going forward, the company will work with municipalities and companies in Fukushima Prefecture that have facilities equipped with V2X to develop disaster prevention initiatives through the sharing of electricity using electric vehicles.
With Yamato Transport now having concluded a comprehensive partnership agreement with Fukushima Prefecture, we believe that this initiative will contribute to the disaster resilience of Fukushima Prefecture by enabling the use of Yamato Transport’s disaster relief supply and distribution capabilities and its role as a regional disaster prevention coordination center.
In addition, we aim to contribute to improving disaster prevention capabilities in the region by implementing advanced disaster prevention functions through collaboration with government agencies and private companies, including the use of our facilities as a storage hub for the stockpiled portable toilets “Hobokami Toilet” manufactured and sold by our group company, Smile Brothers Japan Co., Ltd.

Through the Fukushima Koriyama LL Town Project, we aim to contribute to the creation of a sustainable town with logistics facilities and to the resilience of the country through co-creation, thereby connecting to a prosperous and secure future.
